Pronghorn Resort in Bend, Oregon is a high end golf resort with courses designed by Fazio and Nicholas. Bend, Oregon is a thriving city with many high end resorts with desert climate. https://www.visitbend.com/

I am offering my 1/12th fractional ownership in a 4-bedroom townhouse for free and will pay transfer costs. The 1/12th fractional ownership entitles the owner to 2 summer season and 2 winter season weeks per year in a beautiful 4-bedroom townhouse unit. I am offering it for free because I have four fractionals and they can be challenging to sell, as only timeshare owners really understand the value of this fractional interest. The resort is not actively selling fractionals and real estate brokers don't like to sell them because they are busy selling houses between $800,000-$3,000,000 at Pronghorn.

The dues are $830 per month ($2,490 per week) and are billed on a monthly basis. Week are selected by owners in October for the following year based on a rotating priority.

I will pay dues through 2019 and usage and dues for buyer would begin in 2020.

These are upscale townhouses with high-end finishes, subzero refrigerator, etc. The resort offers shuttles from the Redmond airport as well as up to nearby Mt. Bachelor for skiing. Although the fractions are deeded to specific units, they allocation of weeks is based on availability so you could end up at any of the units. All of the units are extremely similar, and all located very close to the pool area as well as the lodges. They do also have pet-friendly units.

The weeks can be rented by the owner (Airbnb, craigslist etc) or through Pronghorn (they charge an approx. 50% commission which is typical for this kind of resort). The weeks can also be exchanged into The Registry Collection (part of RCI with higher end properties), Elite Alliance (also high end property exchange) or Third Home (high end property exchange with many beautiful private residences). Fractional owners can also obtain additional weeks on “space available basis” (also called Bonus Time) for $400/week for 3-bedroom unit and $500/week for 4-bedroom unit.

This fractional is particularly good for exchanges because it brings large points on the Registry Collection and other exchanges due to it being 4 bedroom and upscale. On Registry Collection, one week brings 1,200 points for summer, 800 for mid-season and 400 for off-season.
