Not familiar with Raintree so asking these questions.

Are the MFs total for the points or for each points package? i.e. for 2 x 30,000 (total 60k points), is the MF $1,200 or $2,400?

And what does 30k points get me for a unit? e.g. how many points would I need to reserve a 2 bdrm unit @ Birch Bay in May/June or Sep/Oct

Thanks.

Hello,

This is just saying that I have two contracts for 30k, two contracts for 50k, and 2 contracts for 80. 30k points has maintenance fees of $1,200. 80k points has maintenance fees of $1,521.

Here is a link to the most recent points chart I can find - http://www.raintreevacationclub.com/default/memberdirectory/ENGMemberDirectory2011-LR2.pdf

2 bedroom at Birch Bay would be 80,000 points for May/June, September. and 50,000 points for October.

Let me know if you have any other questions.

Thanks.

Hello,

This is an important point with Raintree - the maintenance fees are cheaper (in $/point) as the contract size gets larger.

I am a platinum owner with Raintree (80k points per year). For a number of years I made a decent profit renting units, splitting my usage into a Gold (50,000 points) and a silver (30,000 points). I would use the gold to reserve a 1-bedrm unit in Cabo or Puerto Vallarta during winter peak, and the silver to rent a the same size unit off-season. The gold unit would rent for more than my annual fees, and the surplus on the gold and all of the silver were pure profit. If I had only a gold and rented that I would have about broken even. And I would have lost money on the silver if that was all that I owned.

In my opinion, unless a smaller contract exactly fits your needs, I wouldn't consider anything with Raintree that isn't platinum level or higher.

We use to own RVC Platinum. We primarily used it for Cabo. Though we did send several friends to Hawaii. The Cabo Resort is built on a cliff side between the two towns. Because of the way the Resort is built every Condo has ocean views. We use to sit on the Patio and watch the Whales play (November to March).

Edited to add
One thing is that you cannot buy a Silver and Gold and combine them into a Platinum. You would simply have a Silver Account and a Gold Accoumt with separate MF's.
