77K points would cost you the MF and the program fee which would be an additional $128. It would get you a 1 bedroom in some places, in some seasons. Wyndham points aren't anything like RCI points.

For a points ownership, you use the Wyndham reservation system to book resorts stays or to deposit into the included RCI account. The $128 is the FEE for the points system or if HIGHER, the fee is $.55 per 1K (fifty-five cents per 1,000 owned Wyndham points) or $128 yearly (paid over the 12 months of the year).

Fixed Week ownership does NOT included a "free" (as the Wyndham sales weasels describe it) RCI membership.
