I am considering purchasing an Orange Lake 2 Bedroom Christmas Week deeded timeshare. It is worth 40 RCI annual trading points, I know. I also know that HICV is not going to transfer me any points if I buy this deeded timeshare. However, my question is whether anyone knows how many HICV points a 2 bedroom week 52 North Village is worth if I bought it from the resort tomorrow at a tour? Thanks!! Rick

I don’t advise buying direct sales unless you absolutely have no other options. Try the resell market to save thousands

244,000 three bedroom

Being a holiday week it will probably be taken back by HICV be ROFR unless you find away to have price high enough.

Week 52 is more valuable because of that every 4th year option to get week 53

Yes, actually my contract is in on a week 51 West Village at Orange Lake. The only question now is whether Orange lake exercises the ROFR? Does anyone know how long it takes to find out if one has cleared ROFR?

We are in the process of closing on a 3 bedroom, summer week. It took us about a week to be notified that Orange Lake was waiving ROFR. Hope the same goes for you.

Oh, great, that's not a long time to wait to hear. I am not trying to be nosy, but did you pay a lot, as in maybe they didn't want to match your offer, for your week or was it a great bargain?

We paid 1k, but we will have usage this year free (the seller paid 2019 maintenance fees). So for us, it was a great deal. We are basically just taking it over. I was also worried that Orange Lake would take it back using ROFR but they didn’t. We are in the east village & I know there is not as much to do like River Island or West Village, so maybe that is why they didn’t take it back...Or maybe 1k was too much for them. Good luck to you!

Thanks for the info, my sale will be listed at about $1,350 under a similar situation as you. Mine is only a 2 bedroom but is week 51, so I am hoping I paid enough.

What type of letter or who sends the ROFR letter to Orange Lake? I'm selling my points and trying to figure out where to begin

I don't think Orange Lake is a resort where HICV points pass to the seller. I think it reverts back to deeded week. That deed gets TPUs which may change over time.

There is only 3 resorts in HICV that stay points (Lake Geneva, Myrtle Beach, and Gatlinburg).

So not even sure there would be a ROFR on a fixed week ownership.
