Hyatt Highlands Inn Carmel...has anyone heard of them exercising ROFR?

No set standard due to the variables - depends on the unit, the number of points and if Hyatt is actively pursing ROFR at the time its presented to them. Last summer (June, July and Aug) they were taking a lot of units - then the money spigot slowly got turned off - by October/November, everything was clearing. FWIW: if the seller is willing to work with you and Hyatt says they're taking it via ROFR, the seller can say they changed their mind and withdraw the sale - then you can try again with a different approach.
