Hyatt Ziva Los Cabos question

I have been wanting to stay at the Hyatt Ziva since some friends of ours went and couldn’t stop raving about it. They stayed as hotel guests and not part of the timeshare side. I was looking through Interval and saw it come up as part of an AC exchange for a 1 bedroom. No view specified so assuming garden. It is for October which is close to our anniversary so I grabbed it.

I had a couple questions and was wondering if anyone here may have an answer. We are Marriott owners and not familiar with the Hyatt system so I apologize in advance if this is not the correct forum.

Are the timeshare rooms in a separate location than the hotel rooms? Or are they all the same?

If they are separate , does anyone have a resort map which shows where they are?

Looking on the hotel webpage all the 1 bedrooms have an ocean view, is this true for the timeshare rooms as well?

I understand there is a $150 per night per guest fee, any other resort fees I should be aware of? Even with the fee, the cost will be cheaper than if I rented through Hyatt itself.
