Welcome to TUG. First, you are posting this inquiry on the Hawaii forum when the resort in question is in California. Also, you may want to clarify what sort of information you seek. Like maintenance fee costs, which exchange they use, resort amenities, room locations, etc. And what 'consequences' concern you? Consider refining your questions then post in the 'Other Timeshare Systems' or 'Western States Timesharing' forum. You'll get more concise answers.

I don't know what you meant by being Indian property. It is not a good resort, very subpar. Stayed there once, water dripped from ceiling, i.e. leaky roof. We were moved to another unit. The property was old and rundown and ranked amongst worst timeshare that we had stayed at.

Even the sales folks at Welk Escondido said not to stay there and that resort was not a good representation of their quality.

Join TUG for a very low price and you can get access to many reviews of the timeshare? Should answer most of your questions. Anything left out just ask on the board specific questions. I have a friend that owned years there and loves it. We stayed there once and found it too far away fromSan Diego and the Coast. Different strokes four different folks.

Welk Desert Oasis is in the Palm Springs area... not the Escondido one.

Since Welk Resorts Desert Oasis was converted from a condo project originally built on Indian lease land which is common in Palm Springs area. As a result of this arrangement, transferring of the timeshare interest requires consent forms from both the original developer and local Bureau of Indian Affairs (BIA) recorded together with the grant deed before the resort will start the ownership transfer. This consent process sometime takes more than a few months, and costs a few hundred dollars each. The timeshare title company, for example the Chicago Title in Escondido which Welk uses, can give you a quote with the additional cost involved.

Welk owners can make reservation 15-18 months prior to check-in based on the ownership types. You can request the building name and the unit number when making a reservation. This is needed if you prefer a unit facing the fairway during the Xmas-new year holidays. You pretty much see the the folks there every year around that time. Normally the exchange guests get the units facing the parking lots, so that make a lot of differences.

Cathedral Canyon Country Club next to it is a semi-private club, so people live in the development and public can all play there. If you are into tennis, there are 10 tennis courts in the club with a shop. While staying there, you can play the matches in the morning or setup court time with your unit number. You will be okay if you are between 3 to 3.5 level. If you are looking for 3.5, 4.0 and above, then Palm Spring Tennis Club would be the place.
