We are headed to NYC for two nights in a week. Have been looking at different hotels and am able to get a one bedroom at the Manhattan Club for $580 with taxes and fees (for 2 nights) on their web page, which seems like a pretty good deal considering the price of some of the other hotels. It has been 10 years since we have stayed at the Manhattan Club. How is it lately? I saw some reviews that the rooms are a little outdated?

HGVC: Flamingo & Anderson Ocean Club
Vacation Village: Woodstone at Massanutten and Grandview (RCI Points) & the Colonies
Just stayed there last weekend (Memorial Day). We had a perfectly fine 1BR. Maybe dated a little, but we were very satisfied. Daily fee when booking through RCI is a bit high, but so is almost everything for a great location in NYC.
There is renovation going on, scaffolding up on the outside (we had courtyard), and some maintenance going on inside. None of it got in our way. Regular elevators were backed up a little, but they allowed access to the service elevators which kept things moving.

We were there for what was a pretty warm weekend. The room was just slightly warm with the AC cranked. It was inconvenient enough to notice (like probably 74 or 75 on the hottest day for the brief period we were in the room mid-day), but not bad enough that we bothered to take time to report it. I let them casually know while we were checking out. Staff was very polite and says they could easily adjust it ... something about switching thing over for the summer.
