Resort facade painting and waterproofing project info.
I am here now, and went to the Owners Update the other day. This project was discussed. The description provided was that this is the project that they expect will decrease the possibility that we will have similar hurricane damage that we have had in 2016 and 2018. They said a 3rd party structural expert performed an assessment, and determined that the water repelling design that was used during the build is not a good fit for these buildings. If you take a look at the buildings, there are intentional gaps vertically and horizontally throughout the buildings. The horizontal gaps are just above most windows. These gaps are intended to allow water "into" the building and then escape down the building. There is too much water allowed in than can escape, per the assessment. So, the new plan is to fill in all of these gaps and paint over them.
Hopefully this assessment and new direction is the solution.
Lobby of main building appears to be under construction now but I don't know if major work or minor work being done.
This was described as an issue with the trash shoot in the building. There was too much of a curve in the shoot, around the level of the lobby area. They needed to rip out the wall, get to the shoot, change the angle, and repair. The repairs of the walls is happening now, and they should be done within a week, per the Ops Director.
