3) What are your 5 top trade destinations? Honestly we would go to split between Florida and Bahamas
4) How many people do you usually travel with? family of 4

5) Can you travel any time, or are you locked into the school schedule? Yes and No

6) Can you make firm plans 12 or more mos. in advance? Yes!

7) Can you vacation for a full week at a time? Yes

8) What level of accommodations do you prefer on a scale of 1 to 5 stars? Tough Question! We liked Harborside and Sheraton Vistana Resort Villas. what scale are those? 3-4?

9) How much can you afford to spend upfront, without financing? 5-10k

10) How much can you afford to spend every year for a maintenance fee that will come due right after Christmas, and increase each year? 1.5k

11) Are you a detail oriented planner? We like to travel with a plan.

12) Do you understand that once you buy a timeshare, it may be very difficult to sell or give away, and you are responsible for all fees, until you do? YES.

If you want to visit Harborside at Atlantis regularly, you need to own there - You can actually buy timeshares there for less than $5K on the resale market, but the yearly maintenance fee is going to be more than $1,500, per year. More like $2,000 - $4,000, depending on the size of the unit.

You would not want to trade your Atlantis timeshare for Florida - that's like trading your Mercedes for a Chevy, but once you own a timeshare you will have access to exchange company rentals, and Florida is one of the cheapest places in the US to rent. You can often rent for $100 per night - far less than your Harborside maintenance fee.

Thanks for the information, I saw a lot of timeshares for Harborside that seemed very inexpensive some as low as $100 other as high as 10k for a 1 bedroom. Maintenance fees were all over the place couldn't figure out what they were based on.

I'll head over to TUG Vistana and ask some question.

Orlando is overbuilt .. easy to rent (or trade) into resorts NOT part of Disney's management nor the hotel chain "branded" resorts (Marriott, Hilton, etc). The other consideration is the chains YOU like are either part of II or RCI .. and seldom do resorts (and almost never chains) do resorts belong to BOTH of the major 2 major exchange companies.

South Florida .. Miami, Fort Lauderdale are harder to exchange into than Orlando. But the Keys, particular Key West, are VERY hard to exchange into (few resorts and very low brow & still as expensive as a 5 star).

The West Coast of Florida is around Tampa and Naples .. way fewer TS resorts. And not an market I know much of.

So i was looking at units for sale at Harboside and noticed some say Deeded week 12 but give the unit as Float, while others state Unit Number 2732\33. Is there an advantage with having an assigned unit or an advantage to a float?
If there is already a write up on this let me know.
