Powhatan Resort Fees for Exchangers

Resort Fees: Resort amenities fee is $15.00 U.S. dollars.
Cash or Credit is accepted. Per day/per unit + 11% tax.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
A lot of it is things they used to have a la carte fees which were annoying enough as most other Williamsburg resorts included these types of amenities with no charge. As annoying as the pay if you use fees were, it is even worse now as it is pay whether you use or not. Per Diamond Fact Sheet: Resort Fee includes WiFi, business center, indoor pool, racquetball, tennis, and boarding pass printing.
$10-25 per stay is a nuisance fee. Paying $15 per day or $105 extra for a week is ridiculous. They are definitely not outstanding enough to warrant an extra $105 per week (of which I bet the HOA gets about $15 or less reimbursement toward those expenses and Diamond pockets the rest). Choose another resort.

That resort amenities fee is charged to exchangers and OTA rentals and probably does go mostly to Diamond management. It is not charged to owners using their own week or their own points to book.

Diamond and their amenity fees are ridiculous since you have to pay whether or not you use any of the amenities.n

I purchased an Extra Vacation from RCI for an upcoming March stay at one of their resorts. I was aware of the daily amenity fee ($25/day = $175/week). It's a Sunday check-in and we won't arrive until Wednesday. I'm curious if I will still be charged for the days prior to checking in. I expect that we will be charged the full seven days. That's the way Diamond rolls. :rolleyes:

Every interval owner is responsible for paying an equal share...

Owners pay their maintenance fee for the week
they own - if they use it, rent it or exchange it.
A portion of their fee covers amenities like...
WiFi, business center, indoor pool, etc.

Diamond Resorts is charging both owners and "RCI guests"
for the same services that was paid by the owner in their
annual maintenance fee. Where is the extra income going?

This morning I noticed two other Williamsburg Resorts
charging resort fees and service charges for RCI exchanges.

The Colonies at Williamsburg (#DJ38)
Williamsburg Plantation (#DJ37)

You need a forensic accountant to figure out where all the money really goes, but the good guess is more into Diamond's pockets without reimbursing the monies paid by owners in their maintenance fees. I think the reasons resorts are doing this is to give them another selling point when dealing with exchangers who sucker in to a tour because ..... first they "reimburse" the fees to get the exchanger to take a tour and then they show how you don't pay those extra fees when you're an owner/member.

One other resort in Willliamsburg that I know of charges an extra amenities fee, Wyndham Kingsgate charges exchangers AND members a $6/unit/night fee.
