Recending a timeshare within five days.

So, my wife and I went to a timeshare presentation because of all the perks they offered. We knew a little bit about regular timeshares but nothing about the point value. The point system was interesting. We had been looking at investing in a condo here at myrtle but it would be an investment property.

After hearing the way the system worked the timeshare seemed like a good deal. We settled on a 200,000 point system that was partially paid by the prior owners. I think on that part we got a good deal. However, the downpayment would need to be paid in six months which is a little steep with only one working family member. The monthly maintenance fee seemed steep but workable. The tour was great and the thought of going to a nice disney trip for our son with only bonus points sounded good. We signed and were happy.

We got back to our room and I was slightly sad because we have been staying at this resort for ten years. It is kind of our place. Then we pulled up the point manual. To stay at the wyndam resort for a week here would be 200,000 points. We were told our points would be good for two weeks. Nowhere close. After doing more research I found that our bonus points and 2019 points might do a week at disney with airfare but with feed. Then I got to looking at how much it would cost in case. No way a good deal. I could pay for half the stay with just the maintinance fee or all of the airfare with that cash.

After reading more on these forums everyone recommended to cancel if you had ANY doubt. I looked at the portion of the booklet that tells how to cancel. I printed that page also with a letter signed by myself and my wife giving all the dates we signed and were mailing. Also with our member number. I mailed it certified mail return receipt to BOTH of the address listed in the contract.

So is that it? Did I miss anything? I put all our identifying information in the letter having me and my wife sign the bottom and initial after each number or date.

Maybe in a few years but not now when the points are only worth one week a year and then we have to pay another $1200 maintinance fee for that priviledge.

grats on doing your research and finding TUG in time to rescind! you saved thousands of dollars!

check out the marketplace and bargain deals forums to find plenty of wyndham points ownerships you can take over for free at or near those point levels and you will be extra relieved you cancelled!

Does it sound like I canceled it right or do they have a sleezy guy at both of these addresses that pays the mailman to return to sender undelivered?

The USPS truck rolls up and there is a dude in a lawnchair and a suit sitting next to the mail slot. "I could sign for those or if you send them all back undelivered I can offer you a free two day trip to Ceasers Palace."

Timeshares makes sense if you buy it here on TUG or on eBay for several hundred dollars or even less. Timeshare developers like Wyndham charges hundreds to thousands of times more than it's worth. Rescind now and check things out first and talk to us on TUG. Don't wait, rescind now and put the letter in the mail, certified mail. Don't wait, don't even think about it. Do it now!

Letter went out on Friday.

We had been looking at a condo down here. I talked to a lady that is staying next to us in a two bedroom. She said the place paid for itself last year in three months during the summer. She stayed for three weeks during the year and it was rented out like fourty some weeks. It made 9k in profit. Honestly, I think we would be better off doing that now and letting it pay for itself over five or six years. Then let the rental pay the HOA and use to go on trips every year.

You will be safe using USPS Certified w/return receipt. Keep the postal receipt. They will have no choice but to process the rescission. It's the law.

Going forward, if you have the wherewithal to afford a condo & HOA fees, several TUGgers can attest that it can work out well- as long as you are OK with being a landlord.

Check her math. Unless she got it for next to nothing, paid for it with cash, doesn't maintain it properly and cheats on her taxes, then maybe it is as she says. Or it's not on or near the water.

Her math isnt the only person I have asked about it on. I have talked to a few people that own several and they say that if you do it right they pay for each other. I am not planning on going all in just having an escape plan. I guess if we have another recession it will be a problem but my plan would be to have it paid for in six to eight years with income.
