Rental Listing on AirBnB, VRBO etc.

Has anyone listed their timeshare for rent with AirBnB, VRBO, HomeAway etc? I am interested in your results, and any gotchas from listing on these sites.

We have had good results listing a vacation home on AirBnB and a few similar sites that seem to be popular with today's renters. Wondering how well they do with timeshares.

I have used VRBO/Homeaway for specific rental of HIGH demand stays. However you have to be patient they usually don't rent until the 45 to 30 day mark prior to check in.

I've used Airbnb extensively for renting timeshares and it's worked very well.

One question about VRBO and the others that someone may know the answer to.

When listing your week at a resort and completing the calendar portion for that week, you need to strike the rest of the year as being unavailable. If you own just one week at the resort of course. You see other listings for the same resort, that show the entire year available. These listings can show both "owner" and/or "manager" as contacts.

Is it a case that someone does in fact, own 52 weeks at one resort and can offer any one of those weeks?

The owner may have a floating week vs. a fixed week.

I believe that there is an acceptance period for the owner where they can evaluate the renter e.g. not under 25 etc. and sign contracts before accepting the rental deposit.

I believe that for timeshares once there is interest in a week specified from a potential renter, the owner checks to see if the desired week is available and reserves it. If not they suggest alternate dates or cancel the reservation on VRBO/AirBnB without accepting the deposit. However I have not actually done this, so would welcome comments from the rental pros

I don't want to have to continually look and see if units are available. I book a highly desirable week and block out the rest of the calendar. I also make it a MIN stay requirement.

I could see how 45 - 30 days could present problems for timeshare owners. Would need a strict no cancellation clause and if not rented at 31 days cancel and push out the date.

How does this time window compare to renting via Redweek or TUG?

Do you see a similar window for Hawaii properties? or is it further out because of the cost of airfare? If so what is that typical window?
