Hello All,

Happy New Year!

I have read on TUG that the 2 bedroom lockoffs at Shadow Ridge Enclave lockoff as two 1 bedrooms. Is this correct?

How do these platinum 1 bedrooms trade in Interval? Do these 1 bedrooms trade the same? I know some timeshares have a large and small bedroom as part of a 2 bedroom lockoff. I just want to make sure that the 1 bedrooms will trade equally.

Can you give me examples of what you have traded for in Interval with the 1 bedrooms?

Thank you.

SOME of them are 2 one bedrooms but not all of them. We were in a standard 2 bedroom Enclaves unit and it locked off into a studio and one bedroom unit. Palm Desert is suppose to be reasonably strong in Platinum season but, Marriott tended to extend their Platinum season at resorts to include weeks that were, shall we say, so Platinum. Reserving a good week will help your case for a strong trader. Palm Desert should be a good trader in Platinum season but, Marriott has built a lot of units there. We've never had an issue trading in during the month of March, which I don't believe is the highest of high season months for this area.

The Enclave units that split into two 1-BR units are referred to as "Deluxe" units. I don't know the exact ratio, but there aren't a lot of Deluxe units. While one side is a bit bigger than the other side, both have W/D and within Interval exchange as two 1-BR units when "split".

I have a Platinum Deluxe unit and the 1BRs both trade well, and I have not been able to distinguish any difference in trade power of both sides. Only about 20% of the 2BR units are Deluxe units, and if you find an eBay listing, you would want to check the unit number to see if it is Deluxe. When I came across my eBay listing, I called the property to confirm that it was a Deluxe unit.

These are the unit numbers that I believe are the Deluxe units:

4005, 4007, 4025, 4027, 4045, 4047
4107, 4109, 4127, 4129, 4147, 4149
4207, 4209, 4227, 4229, 4247, 4249
4409, 4411, 4429, 4431, 4449, 4451
4505, 4507, 4509, 4525, 4527, 4529, 4545, 4547, 4549

There are no Deluxe units in Building 43. Good luck and I hope you can find one!

Best,

Greg

II doesn't discern between different 1 BR. If they list it as a 1 BR, it trades the same at 350 sq ft or 950 sq ft all else equal. One of the non Marriott I sometimes deposit has what I'd consider an upgraded studio but II counts it as a 1 BR. Bluegreen and Wyndham also have 2 BR lockout's that have a deluxe and standard 1 BR and they have the same trade power.

Yes, this has always been my hypothesis as well and I have not been able to detect much of a difference in the two 1BRs.

However, I can't say that they are identical however as I did a request to test trade power, and the trade matched to the 1BR with the Full Kitchen and not the 1BR with the Limited Kitchen, although I deposited the 1BR with the Limited Kitchen first. I viewed it as simply a tie break, but there may be some tiny difference between the two deposits. That 1BR LK later matched to a 2BR MFC in November, so it has really good trade power.

A limited kitchen is a different matter and this is regardless of the villa size. There is always going to be some difference between the same unit with a limited kitchen vs full kitchen but it might not matter in many circumstances. RCI drills down more to the specific resorts but II uses a community rating model stratified by resort rating, villa size, sleeping capacity (esp privately) and kitchen setup. That's why there is some difference between HL & GV for example (HL rated lower) but no difference all else the same between LR & GV.
