Glad it's worked out for most of you. The ad said 2017 usage included and it was not included. But they covered their you-know-whats in the contract by saying usage is not guaranteed. This happened twice to me, and it only happened twice because I bid on the two within the same two weeks. I will never buy from them again.
Yes, "usage is not guaranteed" is absolutely to cover their butts should that "free" usage not be available when the dust settles. Yes, if a listing has "free" usage for the current year, I do expect to receive said usage. However, Sumday has covered themselves by not guaranteeing that usage, only listing it as very good possibility. With that knowledge, I know that it is a gamble. I have the opportunity (as do others) to make the choice whether to buy or not based on that knowledge and disclaimer.
I believe that a high percentage of folks get the usage listed. However, I do know (from buying many timeshares over the years) that things can go wrong with usage. Heck, you can order estoppels and the usage may or may not be correct. Believe me, I have experienced this both as a buyer and seller. I also believe that Sumday is not listing usage that they know definitively is not available. Their disclaimer is to cover sales with usage availability that somehow slips through the cracks for any number of reasons. I find a lot of these problems don't shake out until the ownership transfer is being finalized, even when an estoppel showed otherwise.

Business-wise, I believe this is very smart on their part to add the disclaimer. I know right off the bat what could potentially happen. I have bought from other sellers where the listed usage wasn't available. There was no disclaimer in the listing, so I fully expected the usage or compensation.
My decision to buy from Sumday (with "free" current use year) is based on whether it's still a good deal and something that I want even if the usage doesn't materialize. I have to go into the transaction with the mindset that if I get that "free" week or points, then I got a bonus.
Sumday has been a very good buying experience for most on TUG. Their rep comes on TUG to clear things up when someone posts about a situation they are having with Sumday. Almost every time, it is worked out to the satisfaction of the poster.

Thank you for posting your two experiences. It definitely helps shine a light on something that potential buyers need be aware of and may have missed in their excitement to score a deal.
Sumday's listings with free current use year is not guaranteed. That usage should be considered a bonus. It's expected to be available, but things happen.
They've covered their butts. It's business.
I don't believe they are intentionally cheating folks out of the usage.

Congratulations on your purchase. Closings and transfer can taking varying amounts of time depending on many factors (County recording, ownership transfer, etc.). These are factors outside of Sumday's control. I find them quick in closing sales.
