[Sunrise Ridge] Advice!

I am looking at a property in Pigeon Forge in TN, Sunrise Ridge Resort, and was curious if anyone has had any experience. It is a 71k RCI contract and is selling for $388. The MF's seem lower than what I have seen others giving theirs away here on TUG. Should I verify these MF's and does this seem to be a pretty good deal. I am looking for the points....not so much the destination, although, it looks like a very nice place and is a RCI Gold Crown.
