Timing on buying Marriotts and ROFR

Does timing matter in buying Marriotts and passing ROFR such as the end of the year? Does Marriott have a budget for Resale that they go through or might deplete thus passing ROFR? Just wondering if timing makes a difference to pass ROFR sometimes ... ?

I highly doubt it. This is an interesting question however. I'm sure some good answers and info will follow.

In my experience it definitely matters. Without looking at their financials it seems to me that inventory moves much faster from Christmas through the summer and then stagnates from late Aug to mid December. The hurricane also slowed things down even slower than normal. If you want to buy a bargain and you want it to pass ROFR at a bargain price it is better to do it Sep/Oct, or right now isn't bad either.

I was in the process of selling a Grande Vista week and Marriott exercised ROFR on the sale October 31. AS of today's date they have advised that the "Repurchase" is still in processing and I won't have the papers for two to three more weeks. If it had gone as a straight sale it would be done by now. If you think I'm happy you are grossly mistaken.

I believe timing matters. I am not sure I figured out what time makes a difference. I lost a unit late in the year and passed ROFR same unit cheaper 5 months later. It may vary on resort and timing of financials. I wonder the same thing and not sure I know the answer.
