Too Good to be True? HGVC resale

A couple years ago I got suckered into buying a timeshare at HGVC. I have 3400 annual points, deeded at the Flamingo in Las Vegas but good to use anywhere in their system. Paid $20,000 for it.

It has been nothing but a disappointment, dates are rarely available at their various resorts and you get nickel and dimed all sorts of fees when you go to book, assuming you are able to book online which isn't true with most of the properties they advertise as being theirs.

Anyway, I called around to a few of the timeshare sales services and was further disappointed as I wasn't going to pay the up-front $1,000+ fee they all wanted. This was a few months ago.

Just the other day I got a call from someone at "Sell My Timeshare Now" and they were saying that timeshares similar to mine (3,400 annual HGVC points deeded in Vegas) were selling for around $20k and asked if I wanted to list mine. I couldn't believe prices would be that high and I declined due to the up-front fee.

Was I being duped? Is there any chance the timeshare would be re-selling for that much?

Alternatively, does anyone know of more reputable resale services?

That is a lie. If you look at their website you’ll see lots of similar HGVC offerings with 3400 points at listing prices close to the $20,000 price they told you. They probably told those victims the same story and the fact is that none of those listings are going to sell.

If they told you the truth, that your HGVC was worth $1,000 at best, you would laugh at their request to pay them the same amount just to list it for sale. They tell you $20,000 because their $1,000 or so fee doesn’t sound so bad anymore.

SMTN may have been around awhile but with these lies they are no less a scammer than the fly by night scammers.

This entire industry is so predatory it's hard to believe. I think back to the sales pitch and I haven't been able to do 10% of what was claimed in the pitch. Do you know of any better timeshare resale services?

yes, you can sell it yourself and save all the money youd waste on those upfront fee companies.

Obviously, you're too smart to get duped into paying an upfront fee by falling for their story that your timeshare is worth $20K. Good for you! :clap:

You should ask the moderators to move your thread to the Hilton Grand Vacations Club (HGVC) forum. You will get lots of great advice there!

TUGBrian is right: the best place to sell for no fee at all is to list your ownership on TUG's Marketplace. If you don't know how to list it or want some professional assistance, I would recommend using Judi Kozlowski. You can see her website at www.judikoz.com . She specializes in Hilton timeshares and generally does a very good job. There will be zero upfront fees, meaning you don't pay her unless and until the timeshare is sold and passes Hilton ROFR.

Sorry your timeshare has been a disappointment. Timesharing is not for everyone.

Booking a timeshare stay is not like booking a hotel stay. There are only a fixed number of units for any given week and sometimes way too many folks trying to compete for the same limited number of rooms at the same time.

With timeshares, it's best to book as soon as the booking window opens especially for high demand travel dates and/or high demand locations. Most families want to vacation during peak travel periods when the kids are out of school (holiday, spring & summer breaks and XMAS/NYE break) and/or want to visit peak travel destinations like beach resorts during peak summer season and ski resorts during peak winter season. As a result, High Demands areas and/or peak travel periods will booked up first. So owners that can’t plan ahead in order to reserve a unit as soon as booking window begins, may not find availability.

Also with timeshares, there is the initial purchase price along with the ongoing fees (Maintenance Fees, reservation fees, etc) which will continue to increase over time.

Which HGVC resorts did you try to book and how far in advance did you try to book them?

Interesting. A few years ago, the principal/owner of SMTN claimed that SMTN does not cold call people. I guess there are new owners since then with different principles.

At least this service, unlike the many upfront fee scammers, actually told you that the price was to list your TS. The scammers tell you that their price is for a full-service sale but then only (at best) list your TS.

SMTN may skate inside the line by doing what they're paid to do.
But misleading peep as to the value of their TS is fraudulent.
I wonder how many peep figure out their TS will never sell for that.

Look at Judikoz.com and Sellingtimeshares.net
You'll see what similar ownerships are listed for by reputable brokers. 3400 points isn't very valuable because a lot of the high demand places need 7000 or more points for a week during popular travel times. If you just want to get rid of it, you can probably unload it quickly for <$1K.

Not to mention that in some jurisdictions, you have to be a licensed real estate agent to even suggest a selling price for a potential client. Whether or not they are or they have licensed agents is a question to which I don't know the answer. But if they are licensed agents suggesting unrealistic prices, then, well, what can I say about them that shouldn't be said on a public forum like this?
