Transferring a Villa Group Timeshare

I have listed a TS for sale here with the TUG group and have some interested folks asking questions I don't know the answers to. Perhaps someone else does? We are gold members.
#1 - Do I need the Villa Group's permission to transfer the ownership?
#2 - Does the gold membership downgrade to a premier membership upon transfer?
#3 - Do the maintenance fees go up upon transfer?
#4 - Does anyone have experience working with L.T. Transfers?

1) Kind of... For a Gold membership there is a form that needs both parties signatures and a fee. Something like $150 or so. Don’t remember for sure. Best bet is to call Resortcom for info...or if you are using transfer company they should handle this.
2) Gold transfers as a Gold. There is no downgrade...that is when transferring points memberships.
3) Maintenance fees stay they same...subject to increases that impact all members. There was a small increase this last year.
4) no.

It should be a simple process...but it will take longer than you think it should;)

Is there a Member Services department at your resort? Since a Mexican timeshare is not a deeded property (like most in the US) there's no deed to transfer and record. The transfer of ownership is very simple, basically just a name change on the resort's records and a notification to the entity that collects the annual fees. There was a place to sign on the back of our certificate of ownership. There was also a place for the person's signature to whom it was being transferred. The member services dept. took care of changing the names on their records and we didn't need an escrow company.

The faq at myuvc.com says to contact resort com through an email portal. In the past we were able to just contact member service at the Villa del Palmar which were located in the resort. The Villa Group changed this because of resale contracts being sold and transferred at the resorts. This is nothing but a change in ownership that doesn't really require a transfer company although most people do use a transfer company.
