When to post ad for timeshare rental

I have rented out a couple of my Hawaii timeshare weeks. In each case the renter has contacted me 2 1/2 - 3 months prior to check in. Do you think most people who don't own timeshares book their vacations only a few months prior to travel.

I ask because I'm trying to decide if it is worth it to place an ad on Redweek.com at 9 months out or should I just wait til the 6 months mark.

I believe the Redweek ads are for 1 year and you can modify so you could set it 6 months prior. After it is rented, modify the same ad for next year's rental for the remaining 6 - 9 months and if not rented, set another rental at 6 months, rinse repeat.

When I rent, one factor that makes me wait is that I don't want to pay the entire rental fee 9 months in advance. In addition, life happens which may cause me to change or cancel, so I wait. If you modify your payment schedule and cancellation terms or offer an early bird rental discount with a sliding cancellation fee up to 12 months and 6 months, I wonder if you would get more renters sooner. Would be interested in hearing experiences on this.

Redweek Ads are for 6 mos. I would post it as early as possible - the earlier you post it, the earlier you have a chance to rent it. I would post it as soon as you make the reservation.

Also - Hawaii is a big trip for most people so they plan far in advance. I have rented Hawaii reservations 12 mos. in advance.

Yes, it may cost you an additional $30, but having 6 mos. more exposure is worth every penny.
