Where is the most reliable site to buy Marriott Vacation Club resales?

thanks. I prefer to buy from real estate brokers where I can relatively feel more comfortable.
by the way, once I bought the deal, will the Marriott Vacation Club database record me as the owner?

I expect many folks have their favorite broker. I've bought from Syed at Advantage Vacations on Maui and he has a great long-term reputation here and in the industry. For a big price difference, there's always Marriott Resales who broker a few weeks for sellers.

You probably ought to find what you want first, as most units will be listed on many sites and not necessarily just by the seller's agent. That said I've also bought directly from the seller and had great experiences, in both cases closing through LT Transfers.com.

Depending on where you are looking, some brokers may have more listings or be more familiar with the local market....though my guess is the folks here, along with ROFR.net, will be able to give you lots of insight once you fill out the 'what should I buy' form. ;-)

I don't really want to tie myself to any of the hotels, just want to get the package that marriott mentioned in their email to me "Our program is a point based system so you are not buying into a particular resort but buying into our trust, so you own a piece of all of our properties. " , then I can pick and choose every year where I want to go.

thanks! ok, so what I want is to purchase from resale a point system to become a DC Trust member for around 3500 points to 5000 points annual usage.

1. Do 3500-5000 points do what you need them to do, i.e., where do you want to go and when. Can you get what you want, even if you have points, e.g, Maui in February, Hilton Head in July?
2. The above thread noted that big resale bundles are rare, thus the discussions about to buy via deals like hybrid with Marriott, i.e., points purchased from Marriott matched by a Marriott resale week, to get the retail cost of $13 down to the $7-8 range, with lower MFs.
3. Getting a resale deal to pass Marriott's ROFR is inconsistent at the lower price points, i.e, $2.50-$4.50 per point.

If you want to work with a realtor, there are several reputable ones that TUGgers have worked with as others have posted. I will add David Cortese with Magical Realty as another suggestion. We have worked successfully with him in the past. Good luck.

I also had a great experience with Carl Thoms of Paradise Timeshares and Suzie Bell of Discount Closings for Less. Although I purchased a Hilton property, Carl is a specialist in Marriott.

The purchase deal is ultimately what you (the buyer) and the seller agree upon. Always make a lower price offer and always ask the seller to pay some of the closing costs. Now whether the seller agrees is another issue in and of itself.

Call each of the recommended brokers and ask, "What do you have in your inventory regarding Marriott X (your specific resort)" ?

Then see what their prices are (and other specifics) .....it's really an easy process.

PSA: If you respond to a Redweek, MyResortNetwork, Tug or Ebay listing with a realtor. Make sure the realtor has the actual listing in hand and ask for the MLS # and have them email you the listing. There is a realtor that is frequently recommended on Tug who (after experiencing myself and conversing with several other Tuggers who have had similar experiences) we later realized uses these sources to list popular properties in order to obtain a buyer.

Once buyer responds and places an offer they will negotiate a final price directly and then go find a seller saying, "We have a buyer for you." However this realtor doesn't disclose to the buyer that they don't actually have a listing/seller and will negotiate price independently with the buyer without consulting a seller - we now believe this realtor did not actually have a bona fide listing. We offered a lower price and realtor rejected it outright without consulting the seller. To me this is highly unethical and not acting in the best interests of the buyer.

We worked with another highly ethical realtor who told us up-front that he did not have a listing right now (he did not have an ad on these sources) but would search on our behalf - that is the way it should be.

Here are a few red flags to look for:

1) Realtor cannot provide an MLS listing as proof right after you respond to the listing
2) Realtor negotiates price with you directly without taking time to take your offer to the seller
3) Realtor does not disclose that they do not actually have this listing that you responded to and would need to search for one.
4) Realtor takes more than a day or two to provide a sales contract (i.e. s/he is looking for a seller). In hindsight I realized if you were the seller would you hire an agent who doesn't close the deal right away? (this is the biggest red flag)
5) Realtor has many advertisings on Redweek, Tug, and MyResortNetwork for popular properties and advertisements that don't get removed after a property is sold.

There are many ethical realtors however buyer beware...

Interesting. We bought our Barony Beach Club week from Teresa Denney back in 2014, but at the time, she was working for Marriott's internal reales department. It was part of a hybrid bundle that included the resale week plus matching DC trust points. The sales department in Hilton Head handled the points portion and Teresa handled the week purchase.

Now that I have closed on many contracts and worked with many different brokers, I think there are many great resale brokers and all my transactions have been good. I have had a few near misses that I have avoided, fortunately. I have liked some brokers better than others because some have been more knowledgeable about the timeshare systems they work with. Syed is super knowledgeable about many different systems and the closing with him was very quick and smooth. Nick Cotton is super knowledgeable for DVC. Fidelity Resales has great prices for DVC. Concierge Realty and Preferred Timeshare are very good too but they seem to be generalists - or at least the people I dealt with were generalists. Bill Gabrielli and Jean Thoms at Paradise Timeshare are Hyatt experts and both are great. Bill Gabrielli is a real go getter - for anything you want, he will find it. Betty at Tri-West Timeshare is the go-to person for Four Seasons. Her agency is the authorized reseller for Four Seasons Aviara. Except for Nick Cotton who only sells DVC, all of these brokers will sell Marriott since Marriott is the most commonly sold timeshare system. I bought Marriott from several of these brokers - at great prices that passed ROFR.
