It’s summer, where TS resale buyers just had glowing vacations and feel like buying.

Also, with three month window for Wyndham TS resale transfers, most resale buyers would pay only (2) months of MF before getting and using January deposits.

It’s not that high. The MF rate is $6.07/1000 points, so it is cheaper than CWA. It could be that the underlying converted fixed week was desirable?

The 0 or 1 feed back bidders are shill bidders to run up price. Worked this time. Last bidder was solid. Many times if shill bidder 0 or 1 feed b as ck wins it gets offered to 2nd bidder or relisted.

The points chart shows that 308,000 is the value of a 2-bed with a lagoon view, perhaps that's the arp.

325,000 is a 2-bed with an ocean view. I suspect that it would be worth more.

This resort is in Lihue vs Princeville and the only Wyndham that is on the beach (though not the best beach) and the ocean view units do tend to go quicker. It is also not ORC so if you want assured ocean view you need the ARP.

Most prefer Princeville to Lihue or Kapa’a, with a few arguing further south to Poipu. The advantage of the Southern part of Island is the highway that circles the island has a gap at about 11 o’clock, so, if you are in Princeville you have to go clockwise all the way around to get to Napali coast.

If you search Princeville vs Lihue vs Kapa’a etc you find most like northern coast better with some arguing south but usually due to proximity or a specific resort (a.k.a Marriott super pool one on beach, etc.).

When I go back I will probably split time, but only because we want to cruise the Western Coast and the charters tend to leave out of Lihue.

My guess is they paid up for ARP, but they’d been better off and cheaper buying an underlying float week at the resort (see Redweek) which have float at the two buildings that have ocean views.

It would have been cheaper to rent from a vip

Winning bidder paid to much. Could of found a better deal. Shill bidders played him like a fiddle.
Likely.

Having said that, I do like the ORC function contracts and would pay up, an additional premium for Bali Hai for lower fees. That said the only one I would use and keep would be at Royal Seacliff and any other reservation using ORC would be my fallback if I can’t get what I want thru trade or at 10 months (e.g Shearwater for example)

Not everything can be rented from a VIP at last notice discount prices, especially when ARP is important.

Very true. Make it work when you can. 13 months out on a must have holiday of course it will not be cheaper. Within the 60 day discount window I have had good results and it works for me. May not work for someone who cant travel or fly on short notice.

After they converted it to points, Wyndham assigned a week at the end of June for their arp claiming that was how the computer system had to handle it. It took them a couple of years to get it changed to the end of July where it is now. They are retail platinum owners.

Closing this is going to be WAY more than $500, IF and that is a big IF, they can get it closed.

It’s been a long time since I bought wyndham but when I was buying - half a penny a point was not too bad especially when closing and transfer was included

Prices must have really crashed since they changed the rules

We all get this wrong at some point. It is far better to stick to the same convention used for MF
and compare prices per thousand.

Much easier than talking about per point.

Is $0.002 per point incl closing high these days??
I bought 3 deeds from Sumday about in the las 6 months. $50 each for the following One 154,000 even year National harbor, one even year 154 ,000 Grand desert. The third was a annual 154,000 grand desert for $100. All closing was included in price
