I deeded back My Wapato point units so my RCI membership ends at the end of this month.

I have 70,000 points that expire when the account is closed so I am willing to transfer the points (no cost to transfer - according to an RCI rep), and pay the extension. I will also pay to have the points transferred back to me once I,ve purchased another TS.

You can use the points and replace them with 2014 points or something like that or I can pay something for the service. It will be somewhere between 30 & 90 days before I complete a purchase.

If it's someone I know, I'd be willing to wait a year and accept 2015 points.

So Wapato was willing to accept a deed back? There are not a lot of TS that are willing to do that.

Yes they have a deed back policy.

Tennis Condominium Association Deed Back Policy

1. The owner must send a letter addressed to the Board of Directors explaining the reason why they need to deed the unit back.

2. The letter must be received 30 days prior to the due date of the next quarterly assessment or the owner will be responsible for the payment of that quarterly assessment.

3. Assessment fees must be current.

4. Owner must be clear of any future deposits into RCI or any other exchange programs.

5. The owner must pay a deed back fee of $500.00 for each segment.

6. The owner must pay closing costs $72.00-$76.00 plus $50.00 for the document transfer fee

7. The owner must show due diligence that they have been trying to sell their unit for 6 months at a reasonable price.

8. Any variances will need to be approved by the Board of Directors

I read your post re: deeding back to Wapato Point. We own a 2-segment (3 weeks per year) unit and, of course, the maintenance fees are going up and up to the point where it doesn't pay to keep it. Reading your post, it seems like it costs a ton to get out...about $650 per segment plus pro-rated assessment. Does that sound right?

I am going to check into the current policy but it seems they've got you one way or the other. Was there any negative credit report implication for doing this?

RE: Your RCI points...what did you ever do with them?:)
