I’m thinking of buying a summer week at Greensprings. I now that Williamsburg is overbuilt but I’m trying to buy where I will use. The unit will come with two two bedrooms and was wondering what type of rental income (if any) can I reasonable expect by renting our the other unit? And if I trade via RCI what type of power will I have if it’s a summer week while schools are out?

It depends on how desparate you are to rent it, you could get upwards of $1100 if you have the right advertising (costs money) but if you're going for free or nearly free advertising on redweek.com, myresortnetwork.com, or TUG... plan on getting much less like around $600-$800.

As far as trading goes, from what I have seen it will only do OK... you do get an internal exchange preference/priority to other Sunterra resorts in RCI. II is only for Club Sunterra member/owners. You could use an independent exchange company.

Don't know but would guess it'd be about the same for the summer season. It has lower MFs than most Orlando.

Summer weeks in Williamsburg will rent fairly easily. You can get $600 to $800.

Trading is a different story. If you are purchasing to use then you will be happy. If you are purchasing to trade, the rules change constantly.
