Wyndham has a deedback program, however they won’t take it back if you owe a loan on it. Only option is to pay the loan off and sell it / deed it back, or default on the loan and face the consequences. Most Wyndhams can be sold / given away if you don’t owe a loan on it.

The advice that the others have given you might not sit well in your stomach but it's the hard truth. TBS, the one huge piece of advice (especially if you don't like the advice that the others have given you) is to not go seeking the "help" of these companies, charities, or law firms that claim they can exit or cancel your TS.
