Las Vegas Strip - 2 BR Platinum - Want MF & Taxes 2009 & Prior

Hello all,
I just recently purchased a 2BR Platinum 7,000 Points at the LV Strip (don't worry ... I got it resale $9,500). For 2010, the MF were $676.70 and Taxes $56.52 for a Total of $733.22.

Can someone please provide me with the same information for 2009 and previous years (LV Strip, 2 BR, Platinum, 7,000 Points)?

There's been a thread in this forum every year that I've been here in which posters list their MF's.
Try doing a search.

You got a great deal. Hilton just exercised Right of First refusal on a unit I was brokering at $10,000.

If you're worried about Maintenance Fees, they will increase yearly due to various factors (increases in insurance, taxes, labor, material, etc). Several HGVC properties have experienced special assessment fees in additional to the yearly maintenance fee. So far (knock on wood), we haven't experienced the outrageous jumps in MF like some other timeshares.

2007 --> MF-$570.49, Taxes-$24.99, Club Dues $85, Total $680.48
2008 --> MF-$598.93, Taxes-$50.00, Club Dues $90, Total $738.93
2009 --> MF-$655.31, Taxes-$53.44, Club Dues $95, Total $803.75
2010 --> MF-$676.70, Taxes-$56.52, Club Dues $99, Total $832.22

Basically, an average increase of 7% a year or $50 a year.
 
Lots of increases

Jeeze...seeing it increase like that right there...when will it ever level off?

$50/7% a year is a lot...especially in an area like Las Vegas where real estate is dirt cheap...

Does anyone have any insight into this? At this rate it'll cost a LOT of money to own a timeshare over 2 decades.

I've only owned for 2 years, now, but with an increase that high...

I wonder if, with the recent R/E melt-down, the HOA isn't soaking owners to cover non-performing TS's.
OR if MF's weren't kept artificially low during the initial sales period ('cuz Hilton owned more of the units).
Also, taxes have doubled, perhaps due to improvements at the resort and the surrounding area.
Perhaps, as the resort matures and the economy stabilizes, these presures will ease.

Anyone have any idea what the average cost of a hotel room has increased during the same period? That would be an interesting comparison.
