King's Land, Phase One - Just got back

I just returned from King'sLand, Phase one and will try to answer any questions. I did not bring my camera. Unit was great. It could be the best HGVC unit that I've stayed in. If I return to the big island, I'll be happy to stay there again, even at the high point cost.
 
I agree -- Kings Land is a great property and I do like Phase 1, even at the higher point cost.

Any speculation on further development beyond the completion of the two buildings for Phase 2?

I didn't ask, but there is still so much undeveloped land right there. There was a large area fenced off by the golf course. I figured that was for the phase 2 buildings, but that is only a guess on my part.
 
The last speculative discussion we had was that there will be five phases at KL and it will fill in on both sides of the road all the way to the golf course. Phase three is the current construction.

I think they will all be the lower point units now like phase 2, smaller than phase 1 and a hike to the super pool.

Great to hear this! We're planning a trip for next October. Which means we can't reserve it until January, but I'm already planning. I had already thought that I'd splurge for phase 1; especially since we're kinda flush with points right now, having moved a bunch of 2013 points into 2014 (I know, I know - borrow - but didn't need them this year).

Anyway, two questions. Would you concur that splurging for phase 1 was worth the points?

Also, when we take my step-son, daughter-in-law, and granddaughter, we usually get a 2BR. But DGD is going on 11 now. I was half wondering whether that was still going to be adequate, or whether to get a 3BR. If the 2nd bedroom has 2 queens, or even 2 doubles, she can sleep in her parents' room. But if she'll be stuck on a sofabed in the living room, I'd rather get a 3BR. We got a bad RCI exchange this summer where she was on a sofabed, and it was saggy and uncomfortable.

It is worth it to us to use more points for Phase one. I spend all of my time on the lanai and the furniture is very high end. It had a loveseat and a large chair with a wooden table. The cushions and pillows on the furniture is very comfortable. More comfortable than many sofas I've had in timeshare units. I noticed the furniture was less plush across the street (in phase 2). We had a standard ground floor unit. The second bedroom had 2 double beds. I think you'll be fine in a 2 bedroom unit.

Plus and Premiere offer better views and sometimes higher end furniture. In my standard room, our furniture was possibly the best I've ever had at any timeshare or hotel. My view was a greenbelt, lava rock and then the golf course. It was a beautiful view. Being on the first floor, I had a lot of feral cat visitors. If you don't like cats, a 2nd or 3rd floor will be better. We like animals, so now that I know about the cats, I'll always request a ground floor unit. I had a soaking bathtub. The more expensive units may have a jetted tub.

I've read reviews and comments that King's Land isn't worth all the points when comparing to the other properties in the same area. I disagree with that. I never sat on the couch or at the dining table inside. I was on the lanai whenever I sat down. The furniture and the view make a big difference to me. I wouldn't have enjoyed the lanai as much if I were stuck with plastic furniture or loungers without thick cushions/pillows.


ETA/Different Topic: I was never asked to attend a timeshare presentation. I wanted to go to see what they were offering, but my husband wasn't interested. I did see plenty guests walking around with the tote bags and their new contracts, though. It doesn't look like the retail market is hurting at all over there.

In phase 1 the second bedroom has two doubles, and your wife will love the en suite in the master so go ahead and splurge. I'm not sure what's in the second br in phase 2?

Some people prefer standard so the kids can go right out the lanai onto the grass to play, others like the upper floor plus unit for the private lanais.

We like buildings 2-4 for the proximity to the second pool with the BBQ and tables.

Thanks everyone. Presley, I agree about the lanai furniture. One of the things I love about Bay Club is the huge lanai's; plus the furniture is decent quality. I'll spring for phase 1.

I found HatTrick's old post about unit locations here. But where are the 3BR's located? Or is that post only about phase 2, which doesn't have 3BR? Still, the question remains; if I get a basic 3BR, where will it be (building/floor)?

BTW, HatTrick, I love your response about the 3BR premier.

I keep asking about 3BR, because my step-son is a big guy (and DDIL isn't petite, either). I'm not sure about a double bed for them. I assume that the 3BR has a BR with another king or queen in it?

This was pre-construction so final may have changed but I only see them in the one building on the first two floors, standard would be first floor. They are located at either end of the building.

Thanks for all the links, everyone! I'm getting excited. From one of the links, I found out that all the 3BRs are in building 5, which appears to be very convenient. From checking on Revolution, it appears that the regular 3BRs go very fast - there's almost no availability any time within the Club season window. I guess I'll wait until the day it becomes available and see what I can get.

Speaking of which, is the strategy still to get the first few days when it opens, then to extend it day by day? I know there's been some discussion that Revolution changed this, since it doesn't take into account the fact that you already have the unit for the first part of the extended reservation. How do people handle this now for hard-to-get reservations? Thanks.

Revolution does make this more difficult, since it not only ignores the existing reservation but the points tied up with that res. So you could be forced to change the reservation to a studio somewhere then change back to the unit you want plus one day. A pain, to be sure. :wall:

Ouch! I knew that Revolution didn't take into account the fact that you have the room, but I didn't realize that it also tied up your points! :ignore: I could anticipate that it might borrow points from 2015, then release points to 2014. What a cluster! I was thinking about bouncing back and forth between 3BR premier and normal 3BR, or between 3BR and 2BR. But this changes things :ponder:

So, there's only two regular 3BRs, plus two 3BR premiers, in the whole development, huh? No wonder they go so fast.

I finally figured out that when I want to go in Oct is gold time, not platinum (d'oh! I'm used to always figuring that Hawaii is platinum). Great. Plus side - fewer points. Down side - everyone always tries to grab gold time because it's fewer points. Still, if I can't get the regular 3BR, I may spring for the 3BR premier (plus handshake :D), since it's not quite as many points as I expected. That, and I think we're just going to do Kingsland for 5 days; we'll rent a house on the Hilo side for a few days to see the volcano.

P.S. On Dave's floor plan, what's that extra little bit on the far left-hand side of the first floor? That's something that's not on the right-hand 3BR, nor on the 2nd floor rooms. Is that extra closets, an extra lanai, or perhaps just an outdoor utility closet that's not part of the unit?

And wow, those are some prices!

I think its the utility closets for the building. The dotted line on the 2nd floor indicates the roof line, so no bumping from above. Did you also notice the master bath is different on the second floor right side? It has a door like the one bedrooms instead of the wide opening with curtain.

The pricing is list price, I purchased the cheapest 2br eoy listed as $41K for $17.5K pre-construction, with 6,000 bonus points. As they get closer to selling out, the prices get closer to list (or if they get a big spender that doesn't care to bargain with sales).

I think those are utility sheds -- I don't believe the unit has access to them.
