W 57th Points Required - Ouch!

When I first heard about HGVC opening a purpose built property in NYC, I became very excited. I should have realized that the cost to develop there would have to be paid somehow. Well, I just got my new Club Book for 2008 and went to the page for W 57th that shows Seasons and Point Requirements. I guess I won't be going there very much after all. Interestingly, I have complete access to all the new Marriott properties with my Marriott week (Platinum) without any strings attached. I also noticed that the new HGVC Hawaii proerty will have "upcharged" point values. I hope this is not a trend with Hilton.

In one of the editions of Grand Times last year, HGVC said that future HGVC developments built with special amenities, location, or size would have a higher point structure. It also said that existing properties' point structure would remain unchanged. Therefore, I guess the justification for W 57th is location, while the justification for the Grand Waikikiian and Kingsland is an enhanced pool complex and owner's lounges. Marbrisa and Valmoura seem to follow the old point structure.

I was prepared for the higher point requirements, but I wasn't expecting the short booking windows for non-owners: 44 days out for club season and no open season at all. At least those rules only apply to 57th street and not the other new properties.
 
Considering Owners will be paying big bucks for ownership they should get lots of special ownership deals.

About 3 or 4 years ago when I was momentarily elite, I managed to patch together 2 studios for 5 days each for a total of 10 days for about 10,400ish points over Easter break at the Hilton Club. I did it at about 20 days out picking up 2 day cancellations.

I would do it again in a minute.

One way to limit demand is price so I think the much higher points is needed to limit the number of people who would buy at cheap resorts to trade into NYC.

I for one look forward to this arrangement as I prefer to make some plans closer to check in.

I was just at a presentation at Marbrisa and one of their big selling points was that all Hilton resorts required the same amount of points. When I pushed the question and said there is no way New York could be the same points, the higher up sales person went and got a print out and quickly showed me the higher point values for the couple resorts and quickly took it away. I actually didn;t know about this, but i am glad I asked. I also was not told about the multiple fees for each reservation.
 
I think it's fair

At least HGVC owners can trade into the Hilton Club. I would be surprised if Hilton Club owners have anything left in Open Season once Club Season opens.

One good thing is that the nightly points on most of the units are cheaper than the nightly hhonors hotel category 6 award. It's even cheaper to do a seven night stay (if you can get it) in a studio plus, studio premier or one bedroom standard than the 6 night VIP hhonors hotel award.

I'm assuming the advantage will be a larger upscale Hilton Club room compared to a standard hhonors hotel room.
 
Couldn't agree more that special properties deserve better ammenities and the cost should be higher. I am just disappointed that I will probably not be spending my points that way. I also am affaid that most future HGVC properties will be at higher point values. So not only will HGVC make margin on higher selling prices, but also requiring more points to get to those properties. It really is a good business strategy. I just won't be participating in it that much.

Agreed. I was glad to see that at least the new Orlando property will be using the standard point values.

I was surprised to see that as I thought all the new properties were going to be the higher point schedule.

I did notice that King's Land not only has the higher point schedule, but also does not have regular units. Only + units and premier units.

I think that might change as they release more units to sell - now they are only selling the buildings with views.

Is the 53rd St hilton still going to have TS units?

Yes, The Hilton Club in the New York Hilton on 53rd and 6th Avenue will still have two floors of timeshares.

And on another note, every time I'm on this board I see postings from people trying to get the absolutely cheapest HGVC points. It amuses me that they are then shocked that they don't have enough of the right kind of points to get into one of The Hilton Club properties when the owners at The Hilton Club paid vastly more for their points.
