Same info we got this week. One addition....we have a 1 br island view (cheapest) and they offered us 8500 to trade it in on something else. Also, there we no EOY villas at all (you don't list them, but some might wonder if they are available---no).
We are ending our week here at MOC this AM. Went to the "new" quiet pool by the new villas yesterday PM. I was alone in one section near the big waterfall. Much more peaceful than the super pool, but I liked that one better overall despite all the people and lack of lounge chairs near the pool. They seemed to have plenty of chairs if you looked around, though. Maybe not right next to the pool. This is one nice place. No wonder so many people want to come here.
 
We love MOC. We've traded in several times and we will be using our 2 bedroom ocean view suite this year for the first time. One of the reasons that we bought a 2 bedroom OV suite is that there really isn't a bad view from any of the 2 bedroom OV units. We bought resale for almost 1/2 of what Marriott is asking these days. I love it!
 
Gary, I compared your prices with the ones I had posted recently and I noticed that the oceanfront prices at the new tower have not increased but did increase at the suites. Ocean view prices have increased at both villas and the suites. Island prices stayed the same since my price list of March 22. I wonder if floating oceanfront prices have reached a limit at the Napili tower and people are not willing to pay any more?

We have booked our airline tickets for next year (FF miles) but the prices are getting so expensive now that it will be hard to justify flying to Maui every year. This must start hurting the developer timeshare sales on the islands, I would think.

Do they still expect to be sold out within the year? This is what the MOC sales office told us and it looked busy in the sales center when we were there and people were buying too. They sell other resorts too from this location.

Did you enjoy your stay or were you disappointed too like some others were, who posted here? I am looking forward to see your newest pictures. :)

PS. Price list of March 22 of the Lahaina tower. You can put the two windows side by side and compare. This is when I noticed it.

Retail Prices Look Good - But None Are Selling Resale

I am encouraged by the high OF prices in the new building (we paid 58,000 for our fixed unit in the Lahaina Villas). But then I have been watching RedWeek and noticed that none of the Lahaina Villas units that have been listed for resale have sold. They have languished there for months. The prices range from $39,900 to $61,000 for two bedrooms.

It is discouraging to think that if you wanted to sell your unit you would have to wait for many months (years?) to sell and who knows how big a discount you would have to offer to get a buyer. It will be interesting to watch.

There is a recent listing that I find curious. A RedWeek lising for a one-bedroom (unit 3003) for $30,000. I don’t believe there are any one-bedroom units in Lahaina Villas. Can someone sell part of their two-bedroom unit? I’ve emailed this person for clarification but I didn’t get a response.

No disappointments, other than we had to finally leave. Hope to have some new pictures added to my MOC album soon, but it may take a back seat to my daughter's wedding this week.

The new towers are nearly sold out already! I heard some time ago and suspect it to be true now that there is a large marketing plan to sell these in Asia and the Austrailia area---I know this to be true at KoOlina, too (we are there now). Maybe if you want to sell your expensive unit resale somewhere you'll have to find some other marketing place other than Redweek (assuming Redweek is primarily US/Canada oriented).

There was also a big ad in the paper in Wales as our friends called us about it. Both price lists say that the Lahaina tower floating units are sold out. There are some fixed weeks left as I got a price list when I was there and also at the new Napili tower but prices differ a lot depending on what week or floor you buy. All 3 BR units are fixed and all villas at both towers are EY only. We have no intention in selling and booked our flights already for next year with FF miles unless something very unforseen happens. I hope not. At our age, we shouldn't have bought but just rent a villa. :annoyed:

I forgot to mention, they were working on the 10th foor of the Napili tower when we were there, so it's that and the roof and they are topped out.

Sales said that they are ahead of schedule, apparently they learned some things from the Lahaina tower.
