Any opinions on when the resale market will pick up?

For me, since I don't own a timeshare, I am part of the rental market.
Since rental rates are often cheaper than maintenance fees, I have no incentive to buy. Rental rates are cheap because many owners are not going on vacation and have a week they're willing to part with for cheap.

When rental rates are quite a bit higher than maintenance fees, then it would make more sense for me to buy a timeshare in order to lock in my future years use at a discount to rental rates.

When enough people like me start buying resale weeks, then the market will pick up.

Just my 2 cents.

I like timesharing in part because the MFs + exchange fee allow me to travel to places I could not afford simply by renting. Even today.

Quite often I can exchange my week for another for less than half the current rental rate. Of course, I do need to plan ahead a year or two but it works for me.

Has the Timeshare Bubble Popped?

I predicted the popping of the Timeshare Bubble many many years ago here on TUG; I don't remember anyone else proclaiming that.

The question is, has it popped yet?

NO, many of the smaller TS companies will go under and perhaps be merged with larger TS organizations but I don't see that happening right now.

Just ask yourself where this real estate debacle came from - look east for the answer. The folks that brought us this disaster are still playing games and we are in for much much more pain before hitting bottom.

My prediction for years how has been when Marriott cuts their normal and customary prices by a flat percentage - not the temporary price cuts but permanent - the timeshare bubble has popped.

That should indicate that my prediction has been fulfilled - the timeshare bubble has been burst. It also means that the longer you wait the cheaper the timeshare - what a change.

What will happen then? We will have to wait until then and guess the future.

What to do now?

DO NOT BUY A TIMESHARE under ANY conditions. Don't be a pig and snarf up a cheap resale - they will simply get cheaper and some TS resorts might close their doors if owners don't pay their MFs.

For goodness sakes DO NOT SELL A TIMESHARE NOW - you will get screwed.

To sum it up: DON'T BUY OR SELL TIMESHARES in 2010 and probably 2011.

We have lots more punishment ahead of us. This all happened when free markets were taken over by big government - that ain't going away anytime soon.

Why no Sandos or Real resorts at TUG?

We have floating timeshare weeks at Sandos (Caracol) and Real Club, both Mexican Riviera. Of course, we'd like to rent some weeks, and possibly sell one.
We're surprised to see many Mayan Palace and Royal Hacienda TS for sale and rent, but no Real or Sandos at all.
How come?
We hope it's because they are snapped up so quickly -- but that seems too much to expect.
Why are there no Sandos or Real TSs for sale or rent on TUG?

Maybe your TS are rare (not as popular as Royals)? There are many royal resort owners on TUG and many of them own multiple weeks.
