We've been here a week now, and I thought I'd share what's it been like so far. Renovation of building 6 is done, just some minor touchups are in progress. The next building will start soon, I think building 3. Right now, very little parking space is being taken up by construction. We're in building 8, and parking hasn't been a problem. Everything seems pretty much the same as when we stayed here last year in February. The only difference is now another house is going up inside the Great Wall of Poipu.

When we were here in August 2021, the first house in Makahū‛ena Estates had just started construction. It's still not done! There's another going up next to it and both are at the entrance. Neither will interfere with the views from P@P.

There is another one going up further down that will interfere with the views from building 3, but shouldn't block the view of any other buildings. Here's the view from the sidewalk to the adult hot tub.

Conclusions:
1) Lot 1 and 2 may interfere with th views from building 4, if anyone wants to build a house so close to continuous salt spray.
2) Lot 2, 3, 4 and 5 may interfere with part of the views form building 3.
3) Lots 6-10 shouldn't block the ocean view of any building.
4) To me, all the ones so far look ugly. They might look good in Hollywood, but look out of place in Kauai.

We are starting our third week here at The Point at Po`ipu. We are in building 3 on the top floor looking directly at the point. Unfortunately, we are also looking at the new house going up on lot 5 in the Makahū‘ena Estates. The upper floors on the south side of building 3 are our favorite suites, especially in the winter when we can see the whales not too far out in the ocean. However, with the new house going in on lot 5, we may have to change our suite preferences.

The house is built on piers about 3 to 4 feet high. The house like the other houses being built, is two stories with shed rooves adding another 3 or 4 feet. Overall, we are talking about 3 stories above the ground. The house is large, stretching across the whole lot along the ocean. When they build on lot 6, we will have a narrow view of the point. We will be able to see the ocean over the top of the houses, but it will be way out in the ocean.

They have started the landscaping around the house on lot 10. Palm trees, some being planted in berms which raises them several feet. Lot 10 doesn’t affect us but if they do the same at the other houses which I believe they plan to do, again it will affect the view.

As Art’s photos show, the house on lot 3 is blocking part of the view from the hot tub. When the house is built on lot 2, it will block the view even more. The house on lot 3 is perpendicular to the coast. Due to the shape of lot 2, the house on that lot will more than likely be parallel to the coast like the house on lot 5, blocking more of the view.

Overall, the houses affect views in buildings 2, 3, 4, 5, and 6 to various extents. Landscaping will have an effect also.

PS – I agree with Art. The houses are very expensive ugly eye saws. The lots run in the range of $4.5 to $7.5 mil without the house.

If you follow the trail down the hill from the light beacon toward the corner of the fence, you can watch the waves crash under the sea arch.

One of the empty Lots between Point at Poipu and the Ocean is now on the Market for a little over $1,000,000. If I remember correctly it is over 1 acre.

From the prices on this web site, it looks like they're selling them with the price of the home included. That would explain why the lots currently under construction all have a similar style... UGLY! They are all between 1.0 and 1.5 acres.

So it appears that with the REDFIN AD you are just getting the land for the $1mil.

We are at the Point in unit 4-205 and look directly at the house on Lot 3. When the house is built on Lot 2 this unit will have no view of the ocean. The best is a slice between the houses. It is my understanding that the two homes under construction are Spec Homes and that no lots have been sold. The two homes on Pe’e Road are owned by the builder and his son. We are watching the construction of the home on Lot 3 and it will be at least another year before it is done! They are using the same crews to build this home and the one on Lot 5. The workers put in maybe 5 hours a day and on Friday they are gone by 2 PM.
As of now Hilton has no plan or strategy as to what they are going to do when the view categories change. If they have one they are keeping it quiet.

Those houses looked like match box houses. The exterior colors do not blend in with Hawaii tropical scenery. IMHO.

Maybe, my eyes are playing tricks on me.

Another question will the resort land and buildings increase because of this subdivision?

As of now Hilton has no plan or strategy as to what they are going to do when the view categories change.
The view categories are set out in the timeshare program documents. Each unit in the building is assigned to a view category. And, if they just simply downgrade the view categories, the resort will end up with more owners in ocean front view categories than there are available. Which is a situation that the timeshare program was specifically intended to prevent.

Hilton really needs to get serious about at least a strategy. If they do nothing they will have effectively oversold the view categories for the deeded owners. It will also impact the points system because they won’t be as many OF deeds to back up the points. That will impact sales as well.

The house on Lot 5 now has a second story under construction over what I believe is the garage. It doesn’t look like it is going to extend across the entire length of the house. Hilton should plan on all the houses being built to be two stories. The lots aren’t really that big. There is a difference between the size of the lot and how much of the lot is actually buildable.

Hilton can’t change the view categories on a property that is very likely sold out.

Rule of thumb. Never buy a view category that can be blocked by new construction. HVC Polo Towers and Marriott Grand Chateau are also good examples of buildings whose view can be blocked by new construction. Of course, neither sold the view of the LV Strip at a premium such as is done with ocean front properties. The rule still stands though. Never buy a view that can be blocked, because it will eventually be blocked by someone else who wants that view.

Many ocean view units at different resorts of different brands are now tree view and they don't change the view category for that.
