Unanswered questions list:

1. Has anyone ever paid the full "rack rate" for points?

2. If it takes 4,700 VCP's for a great week at Newport Coast villa's, will people pay $77,080 for enough points to make that reservation? Or, will they buy a Newport Coast resale week for $10,000?

1. I think they discount 10% at 2000 points, 15% at 3000 points and 20% at 4000 points.

2. Discounted it would be closer to $62K, and I’m sure many are paying that.

It’s been $16.96 for a while now, at least since early August. Highly doubtful they will jump to $17.40 so soon given sluggish sales.

It wouldn’t surprise me to see them increase the price, even though sales are sluggish. They’ll just offer bigger discounts to make it look better

A disclosure of the average "net sales price per point" by year for the last ten years would paint a better picture than the list prices. The list prices are just that, "the list prices." For example, the price was $16.08 per point last year when some people were buying at $12.86, 20% off, and they were also provided other incentives. So, what's the real sales price?

I think the only time they charge full retail is with the smallest package purchase, 1,000 or 1,500 point deals. Anything above that and there are tiered discounts. I suspect Marriott won't really share the average price as that is probably considered proprietary information. I know they share total sales in their quarterly earnings call, but I don't think they disclose the number of points.

I suspect Marriott won't really share the average price as that is probably considered proprietary information. I know they share total sales in their quarterly earnings call, but I don't think they disclose the number of points.

It is difficult to determine and/or quantify the extent of the discounts as some are a percentage and some are in-kind. In-kind would include free Plus Points, Bonvoy points(in the past), enrollment of resale weeks, extra free week reservations (way back), etc. Most of us don't experience this as we don't buy many points. I have experienced a 20% discount on points and in-kind incentives on a transaction. Some of these discounts like the Plus Points may be tied to their financing.

The largest percentage discount I know of was the 20%.

The discounts and other incentives cloud the usefulness of the prices shown on the price history sheet.

I have 24,800 points if I covert my weeks. At the current rate that's worth $365,000. I know you're not supposed to advertise sales on this forum but I'd to let my Marriott tuggers know that I'm willing to sell for as little as $ 350,000. I'm only offering this to tuggers and it's first come first served. Call me now before the moderators block this post.

I know the underlying real estate must be close to that anyway but even if it isn't, the cost of your buying your portfolio is not important because it is an investment in a lifetime of wonderful memories. What are the MF's because in the later years of that lifetime of memories, I want to make sure my SS can cover it?

Your math is the reason I will never move away from deeded week ownership until I divest. Enrolled owners with multiple weeks have the best gig in town followed by anyone with a enrolled week that can rent.

Curious if you do not mind sharing, what is your MF cost per point?

Agree. At one point I was just below the proposed threshold for a new tier and they offered me 1,000 points at no discount to get "grandfathered" in to get to the highest tier. I think a better view is the "bundle" price. The best bundle I was ever offered was ~ $7.25 per point just before Covid. Last few times it is in the $8.50 - $9.50 range, so that is the "real" price to me. The ROFR floor seems to be $6 - ($3+$3), not sure how many they take over $3.
