Just read this response to a post on the Marriott board:

My info is that all of the HRC staff has now been given their 60-day term notices, and most back office work has already been transferred to Vistana. Some of the main employees who were retained have already transferred to Vistana.

Will the "Hyatt Residence Club" signs have a different name in the next year?

Can't say how accurate the above is, but I have been waiting to hear about ROFR and the transfer of a Hyatt Highlands Inn unit purchased in early September and am wondering if something like this is what may be holding it up as they move things around......

I have been helping a friend sell his Highlands Inn unit and he just received Hyatt’s waiver of ROFR, which took just over 3 weeks from submission. Since they have up to 30 days that is a very good turn around time. Good luck with your transaction.

Best regards.

Well, as mentioned in another thread, mine just failed ROFR so maybe the price was just to low for a diamond EOYE unit...or they really wanted a week 37 unit with a first use year of 2020 for some reason.

I got a call from a 407 number about my maintenance fee, I called back the number they left and the recording said Hyatt. However today I accidentally called the number that they originally called from, and it was answered as Vistana.

I wonder if Hyatt will no longer be as valuable as it once was...that is a bummer about those folks losing tier jobs...ugh

I'm waiting on a ROFR decision as well, but not very far in on the wait. Hmm, if those functions have already transferred to Vistana, mine might not pass. Oh well then it'll be on to plan B :ponder:

Seems a bit odd to me that Vistana and not Marriott assumed back office tasks. I think I like Vistana in those roles more than Marriott.

Maybe Marriott is creating a higher level tier by merging Westin and Hyatt? I am guessing no matter what, they will eventually get rid of the Vistana brand and re-train all the Vistana employees to answer to whatever new brand this will fall under. Or maybe this is just an interim cost saving move.

What is your basis for thinking this?
I follow the "market" on HRC locations that I own in and am interested in buying in the future. If you eliminate the "hook" low priced adds...they lead to nothing but a sales pitch, under contract or not available, then over the last 8 months you can see a upward trend in asking prices for owner weeks for sale.
With Marriott, I do not think they will do harm to the asset HCR, but no idea on what they will do either. I read in the ROFR posts numbers previously passed now being exercised. That activity is for business reasons, and I think drive values up.
What crosses my mind is that current HRC owners rights will be protected and not diluted...by law, and to speculate, Marriott will do something to add value or protect HPP participants.
